Full Plans Applications
Before you start work on site, you need to submit two copies of
plans showing full constructional details of the proposed scheme
together with the completed form and appropriate charge. Unless you
have a thorough working knowledge of the regulations and building
construction in general it is best to seek professional advice in
this regard.
Your Full Plans Application
will be checked by one of the Building Control surveyors and, if
Building Regulations are satisfied, we will approve them. If you
make amendments to your plans after we approve them, you need to
tell us.
We are allowed five weeks to approve
or decline your application, although we aim to process
it as quickly as possible. We may ask you for an extension of up to
two months to make our decisions on certain applications.
Site inspections will be made when work proceeds. Providing the
work is carried out in accordance with the approved plans,
regulations will be satisfied.
Building Notices
If you choose this option, no detailed plans are required as the
emphasis is on site supervision. You need to fill out a form
advising us of your intention to carry out building work and supply
the appropriate charge. The Building Notice is particularly suited
to simple domestic schemes such as internal alterations and small
extensions. We may ask for plans or details of work in some
situations, for example, we may ask for structural
calculations for loft conversions or when taking out walls. We will
only when we feel this is necessary.
Without plans there is no detailed check of the work before it
is carried out so no official decision notice is issued.
Whilst the our surveyors will try to anticipate potential problems
it is ultimately the responsibility of the person carrying out the
work to ensure that the requirements of the regulations are
satisfied.
Regularisation
For unauthorised work started on or after 11 November 1985, the
owner of the building can apply for
a Regularisation Certificate. There is a charge, which is not
refundable, when the application is made.
Before the we can issue a certificate, we will need to be
satisfied that the work complies with building regulations. This
may involve any or all of the following:
- opening up or exposing work
- providing samples of materials used
- providing plans, design calculations, commissioning paperwork,
manufacturers details or other specialist details.
