Site Assessment: This is a large greenfield site which lies immediately adjacent to the settlement boundary for Dalston and an established housing area.  Dalston is a large Local Service Centre with a good range of services and facilities, serving both the village and the surrounding area.  It is the only village in the district with a secondary school, and has significant areas of employment.  In addition there is a range of shops, recreation opportunities, a doctors' surgery and a train station.  Dalston has seen little recent housing development.  This site relates well to the adjoining housing area to the north and west, although it may not be appropriate in design terms to develop the whole site, (up to 60% considered appropriate).

Site Assessment: This is a greenfield site which lies immediately adjacent to the settlement boundary.  It is bordered on three sides by established housing and other development including a number of shops.  There are two potential points of access, one from Townhead Road, and the other from Station Road.  Dalston is the largest of the Local Service Centres within the rural area, and has both primary and secondary schools, a railway station with services to Carlisle and West Cumbria, a range of employment opportunities, shops, GP and dentist, and a range of other community facilities.  There has been little additional housing growth of any scale in recent years, and it is considered that a proportion of this site has potential for housing development to help to sustain the current level of services and facilities within the village.

Location: Townhead Road, Dalston

Site Assessment: This is a greenfield site which lies on western edge of Dalston.  It does not relate well to the form of the village in this location, and is not well contained by landscape features.  It is a long narrow site which protrudes north into open countryside, and is surrounded on three sides by agricultural land.  Its development for housing would be visually intrusive and form a jarring addition to the edge of the village.

Site Assessment: This is a greenfield site on the western edge of Dalston. It is a thin strip of land that does not relate well to the settlement or surrounding landscape features
