SHLAA - Longtown
Deliverable
Site Reference: LO01 - Former Lochinvar School, Mary
Street
Location: Former
Lochinvar School Mary Street Longtown
Housing Potential: Deliverable
Email us about this site.
Site Assessment: The site was formerly a
secondary school which was declared surplus to requirements and
closed. The buildings have been demolished. Longtown
Infants and Junior schools, the library, nursery and health centre
are located to the south of the site. The site is level, and
physically constrained on three sides by existing built
development. The site offers scope for a mix of residential
and community uses, including open space. It is suitable for
development, available now, and achievable in the next 5-10
years.
The strategy for Longtown will be based on its designation as a Key
Service Centre. As such it needs to provide a certain level
of housing per year over the next 15 years to sustain the current
level of services within the centre.

Site Assessment: This is a greenfield site,
located outside the settlement boundary from Longtown. It is
currently designated as Urban Fringe Landscape. The site has
housing to the north, and a mix of housing and employment to the
west. The strategy for Longtown as a Key Service Centre over
the next 15 years is likely to be for sufficient growth to sustain
itself as a market town.

Housing Potential: Deliverable Email
us about this site.
Site Assessment: This is a greenfield site
which lies outside the settlement boundary for
Longtown. However it is fairly well related to existing
housing to the north and west. It could provide an
opportunity for part of the site to be developed to provide some
additional housing designed within a high quality landscaped
environment to bring about some environmental enhancement to this
edge of Longtown.
Site Reference: LO07 - Land South of Scaurbank
Location: Land to the
South of Scaurbank Longtown
Housing Potential: Deliverable (Email
us about this site)
Site Assessment: This is a greenfield site
which sits immediately adjacent to the settlement boundary for
Longtown, and has housing on three sides, and the River Esk along
its western boundary. Although the site is indicated on the
Local Plan proposals map as River Floodplain, the Environment
Agency maps only show the very western edge of the site as having a
1 in a 100 year flood risk. The existing development to the
east and south of this site means that it integrates well with the
existing urban form. There is access potential from Netherby
Road, and the site is within walking distance of local services and
amenties.
It is therefore considered that the site has potential to be
allocated for Housing.
No Potential

Location: Land Adj
Borders Business Park Longtown
Housing Potential: None (Email
us about this site)
Site Assessment: The site is designated as
Urban Fringe Landscape and is a greenfield site which lies outside
the settlement boundary for Longtown. It is somewhat isolated
from the other main housing and retail areas in the town, and is
not well related in terms of its location and form to the
settlement. The adjacent land uses are agriculture and
employment. The site is furthermore not
considered suitable for employment due to current lack of demand in
this location, and the largely empty adjacent Borders Business
Park.
