Site Assessment: Smithfield is a small
village classed as a Local Service Centre due to it having a
primary school. At less than 100 houses, and having seen very
little expansion in recent years, there is scope for a very
limited amount of new housing development with the aim of helping
to sustain the existing level of services within the village.
It is considered that up to 10% of the north western edge of this
site could have housing potential.

Site Assessment: This site is part brownfield
by virtue of it being part garden land to Stone-Lea. However,
the majority of the site is greenfield. The site is located
approx 1 mile from the settlement boundary of Smithfield the
nearest Local Service Centre. The development of this site
would be contrary to NPPF Housing, which states that housing should
be developed in suitable locations which offer a range of community
facilities, and with good access to jobs, key services and
infrastructure.
