Site Assessment: This vacant greenfield site is well located and relates well to the existing form of the village. It abuts a modern residential area and could easily be connected to this to the N. The adjacent site also forms part of this study (LSC WE 02) and if developed these two sites would relate well with each other. Development of this site will be screened from the main road in the W by the existing properties that abut this site. The size and scale of this site is appropriate as a means of expansion of this village. There is therefore potential for the development of this site for housing.

Location: Land Adj Playing Fields, Wetheral

Site Assessment: This is a greenfield site which lies on the southern edge of Wetheral with existing housing to the north and playing fields to the south.  The adjacent site to the west (WE 01) has also been put forward as part of this study.  Both sites relate well to the edge of the village.  Wetheral has a good range of services and facilities, although it lacks a primary school.  It is considered that up to 40% of this site has potential for housing development.

Location: Land Adj Hallmoor court, Wetheral

Site Assessment: This greenfield site that is located to the rear of an existing residential development. There is a possibility of connecting these areas which would allow any new development to relate well to the existing built up area. There are a number of trees along the boundary and within the limits of this site, two of which have Tree Preservation Orders. This site is also within a waste disposal site. Although there is potential for development here, there may be an issue in relation to access to the highway onto Steeles Bank.

Location: Land at Plains Road, Rear of Faustin Hill, Wetheral

Site Assessment: Greenfield site in Wetheral. Site is severely constrained by a steep slope, which also leads to the developable area of the land being extremely prominent and unacceptable in terms of landscape impact. As such, this site is not considered suitable for development.

Location: Land at Plains Road, Rear of Faustin Hill, Wetheral

Housing Potential: None (Email us about this site)

Site Assessment: Greenfield site in Wetheral. Site is severely constrained by a steep slope, which also leads to the developable area of the land being extremely prominent and unacceptable in terms of landscape impact. As such, this site is not considered suitable for development.

Site Reference: WE05 - Castle Grounds,Wetheral

Location: Castle Grounds, Wetheral

Housing Potential: None (Email us about this site)

Site Assessment: This site is a disused market garden and lies outside, abutting the settlement boundary for Wetheral. It is disconnected from the rest of the village by an adjacent agricultural field to the E. Without development of the adjacent field, development of this site would be unfeasible as it would be separated from the existing settlement. There is therefore limited potential of this site for housing development.

Location: Fallowfield, Wetheral

Housing Potential: None (Email us about this site)

Site Assessment: Small, narrow site with no clear means of access and poorly related to the existing settlement. This site is not considered suitable for development.
