Site Assessment: This site is designated as a
Primary Employment Area. It was identified in the 2004 UCS as being
unlikely to come forward for housing. However, in locational
terms it is situated close to a range of local services including
schools and shops, and London Road is a main public transport
corridor. The land to the north is an allocated housing site,
and has planning permission for 98 dwellings (07/0845).
The main issue to be addressed when considering the suitability
of this site for housing is the loss of a local employment site, of
which there is a shortage in supply terms within the
District. If the site can be replaced elsewhere, then there
may be scope for housing development on this site, which has lain
vacant and derelict for a significant time.
However, NWDA, CCC and CaCC are currently looking at alternative
site for SRESS. This site may be included in this study in
which case funding may be available for its development as an
employment site.

Site Assessment: This site was originally
included in the Re-deposit Local Plan as an allocated housing site
for 30 houses, but removed following an objection from the
Environment Agency that the site was located within the river
floodplain. There are no current permissions on the site, (previous
permissions have lapsed or application not determined due to flood
risk issue, 00/0624)). The Local Plan Inspector concluded that the
Council was right to delete the site.
The River Petteril flood defences have now been constructed.
Whilst this site is in a suitable location, and available now, the
Environment Agency maintain a cautious approach towards
development.
