Site Assessment: This is an allocated housing site.  The part of the site fronting Durranhill Road (3.5 ha) is subject to current planning application 10/0792 for 49 dwellings.

Site Reference: CA42 - Former Dairy, Hollywell Crescent, Durranhill Road

Site Assessment: The site is identified on the Local Plan map as a Primary Employment Area.  The site is currently on the market.  The current buildings are unlikely to be suitable for a modern employment use.  However, redevelopment of the site is an option, as the current buildings only cover a small portion of the site, which extends to 1.5 ha in total. 
Whilst this site is in a suitable location for housing development in terms of sustainability, the main issue to be addressed is the loss of a local employment site.

Site Reference: CA51 - Land at London Road, Carlisle

Location: Land at London Road, Carlisle

Housing Potential: Developable (Email us about this site)

Site Assessment: This site is designated as a Primary Employment Area. It was identified in the 2004 UCS as being unlikely to come forward for housing.  However, in locational terms it is situated close to a range of local services including schools and shops, and London Road is a main public transport corridor.  The land to the north is an allocated housing site, and has planning permission for 98 dwellings (07/0845). 

The main issue to be addressed when considering the suitability of this site for housing is the loss of a local employment site, of which there is a shortage in supply terms within the District.  If the site can be replaced elsewhere, then there may be scope for housing development on this site, which has lain vacant and derelict for a significant time.

However, NWDA, CCC and CaCC are currently looking at alternative site for SRESS.  This site may be included in this study in which case funding may be available for its development as an employment site.

No Potential

Site Reference: CA05 - Land at railway lines

Location: Land between Carlisle/Newcastle and Carlisle/Settle railway lines, Durranhill

Housing Potential: None (Email us about this site)

Site Assessment: This site lies within an urban fringe landscape. Despite its former use as a tip, it is questionable to consider it as brownfield due to the extent of the recolonisation of the site by vegetation.  The site is well located in terms of access to open space (Keenan Park), local primary school and shops, and lies within the Urban Area Boundary.  However, the access constraint imposed by the narrow and low tunnel underneath the Carlisle/Settle railway line is unlikely to be resolved.

Location: Land at Warwick Road, Carlisle

Housing Potential: None (Email us about this site)

Site Assessment: The constraint imposed by the river floodplain is unlikely to be overcome.
