Site Assessment: This is a greenfield site
which lies partly within and partly out with the urban area
boundary for Carlisle. The eastern part of the site is identified
in the Local Plan as urban fringe landscape and is partly covered
by a designated Waste Disposal Site. The western part of the site
is heavily constrained by one pylon and five high voltage overhead
power lines that traverse the site. It is also included within the
Buffer zone of Hadrian’s Wall World Heritage Site. There may
therefore be potential for up to 60% of the site to be developed
for residential or mixed use, however constraints on the remaining
40% of the site reduces its potential scope for development.

Site Assessment: This is a greenfield site
which lies outside the urban area boundary. The south eastern
boundary of the site is heavily constrained by five high voltage
overhead power lines. The north west boundary of the site
lies along the route of the proposed Carlisle Northern Development
Route and associated Burgh Road roundabout. The potentially
developable area of the site is limited, and would result in a
development that would be physically and visibly isolated.
