SHLAA - Harraby

Site Reference: CA11 - NCTC, Edgehill Road

Location: Former North Cumbria Technology College (Now Richard Rose Academy), Edgehill Road, Harraby, Carlisle

Site Assessment: The Youth and Community Centre provides a valuable community facility for the surrounding population.  The play area was being used at the time of the site visit, and the car park was approx 3/4 full. Should no alternative community or community use for the site be forthcoming, the site is in a suitable location to accommodate some housing.  However, the playing fields are a valuable local amenity, and measures will be taken to retain a significant area for the local community.  (70% of site considered suitable).

Site Reference: CA64 - Hilltop Heights off London Road

Location: Hilltop Heights off London Road Carlisle

Site Assessment: The site lies at the centre of a mix of surrounding land uses including offices, hotel, residential and other commercial uses.  It is an elevated site, and the land drops away almost on all sides. 
Access from the site to London Road is likely to be an issue, as is design.

Site Reference: CA65 - Harraby Green Road

Location: Harraby Green Road, Carlisle

Site Assessment: The site is classed as previously developed although it has largely been recolonised by vegetation.  It lies on the edge of an area comprising a mix of small scale businesses and residential development.  The site is adjacent to the River Petteril, and although it didn't flood in Jan 2005, it lies within Flood Zone 3.  As such only part of the site is considered suitable for development, and there will be a need to have regard to surface water run off and impact on the river environment.

Site Reference: CA26 - London Rd-Gillford Park

Location: London Road/Gillford Park, Carlisle

Housing Potential: None(Email us about this site)

Site Assessment: A large part of this site is designated as a Primary Leisure Area and as such it is desirable that this be retained. This site is contained between the West Cost Mainline railway line and the River Petteril. It subsequently lies within flood zone 3 and 2. There are a number of other constraints that relate to this site, including its proximity to a historic landfill and its location within a groundwater vulnerability zone.  These aforementioned constraints and surrounding land uses make this area largely unsuitable for housing.

Site Reference: CA66 - 4B Brunel Way, Durranhill Industrial Estate

Location: 4B Brunel Way Durranhill Industrial Estate Carlisle CA1 3NQ

Housing Potential: None (Email us about this site)

Site Assessment: The site is located within Durranhill Industrial Estate and is identified on the Local Plan proposals map as a Primary Employment Area.  Development for housing would reduce the amount of land available for employment use within the estate.
