Site Assessment: This is a cleared brownfield
site with good access to a range of local services, including
public transport, and therefore in a sustainable location.
The site is available. However, there is the issue of the
lack of primary school places in this area of Carlisle, which is to
be addressed by the County Council. The favoured approach is
believed to be an extension to an existing school, but this
approach is yet to be confirmed. Other uses have been
discussed on this site including the development of a health
centre.

Site Assessment: This is a greenfield site
which lies within the urban area boundary. Its development
for housing could provide a sustainable urban extension, and the
site has good access to a range of local services. The site
is available, there is a reasonable prospect that housing will be
developed on the site within a specified timescale, and it is in a
suitable location for housing development. However, there are
likely to be highways issues to be resolved, and there is an
acknowledged lack of primary school places in the north of the
city.

Site Assessment: Whilst this is a greenfield
site, it lies within the urban area boundary for Carlisle.
This area of Etterby has seen little development over time, and
whilst it has a semi-rural feel, is also in parts dominated by
views of the scrap yard, caravan storage and railway sidings.
Together with CA 36 (n), it has good access to local facilities in
Etterby, including local public transport links.

Site Assessment: The site of a former country
house and its grounds, this site has a mixture of uses around its
perimeter, including Nature Reserve, residential and
employment. A buffer zone may be required between any
residential on the northern portion of the site, and the employment
uses at Kingmoor Industrial Estate. As the site is allocated
for mixed use, and is also constrained by the presence of mature
protected trees, it is anticipated that it could support up to 60
houses.

Site Assessment: This small Greenfield
site is severely constrained by its topography. It is heavily
wooded and slopes steeply down to the river Eden. Major clearance
that would be required on the land would have an unacceptable
impact upon the River Eden, which is designated SSSI and SAC. Site
is not suitable for development.
