Site Assessment: This site is well located
within the urban area and within walking distance of local services
and the city centre. There may be difficulties in relation to
access to this site as currently there is only one access point,
via South Western Terrace. Despite this, this site has potential
for housing. An outline planning application for residential
development has been submitted for this site in July 2010
(10/0656).

Site Assessment: This is a greenfield site
which is currently designated as Urban Fringe Landscape. It
is well contained around its eastern edge by housing on Beaumont
Road, and there is good scope for access to the site. Currock
and the adjoining ward of Upperby both have a good range of local
services, although there is a shortfall of open space in
Currock.
As there is a considerable slope to this site, it is considered
that approx 80% of it has potential for housing
development.

of buildings located close to the cinema. It is considered to have
long term potential.

Site Assessment: This site and the surrounding
area comprises a mix of uses including retail, commercial, car
parking and residential. The current density of development
is relatively low, and there is scope for higher density
redevelopment incorporating residential. A major issue will
be the design of the development, which must have regard to the
adjacent conservation area and listed terrace at St. Nicholas
Street.

Site Assessment: The site is currently in use
with Crown Speciality Packaging as its occupier. The site is
designated as a Primary Employment Area and is located within a
river floodplain, being immediately adjacent to the River Caldew
which is part of the River Eden and Tributaries SSSI and SAC.
The age and style of the building, together with current access
arrangements impose a significant constraint on the re-use of the
building for employment uses. The northern portion of the
building is of some architectural interest. The owners are
seeking to re-locate, and re-use the site for retail or commercial
leisure. These are both main town centre uses. It is
unlikely that the site would be allocated for retail development,
but it is acknowledged that there is scope for
leisure/educational/business use.
