Site Assessment: This greenfield site is
located on the edge of the urban area, within the urban boundary
for Carlisle. The land is flat. However there are a
number of possible constraints, as identified by the Environment
Agency, including it being crossed by an ordinary watercourse and
also that it is within a groundwater vulnerability zone. Dow Beck
crosses this site. There is also a telecom mast to the north
east and three electricity pylons with associated overhead power
lines to the west. These factors may act as constraints on
development within this part of the site. The land is
adjacent to the route of the Carlisle Northern Development Route
and as such this increases its accessibility and sustainability.
Proposals for an urban extension in the east relating to the Morton
Extension suggest that there may be scope for development to expand
into this part of the city and specifically this site in the
future. However this site is not to be considered in
isolation.
