is subject to current planning application 10/0792 for 49
dwellings.

Site Assessment: A greenfield site within the
urban area boundary. The land is designated as Urban Fringe
Landscape, and is grazed by livestock. There is some evidence
of unauthorised use by the public, common with its location on the
fringes of the urban area. Visually the site provides a
buffer between the edge of the housing area and the M6.
However, it is not a high quality landscape and could absorb some
development, whilst at the same time providing an enhanced noise
and visual buffer between the housing and the M6, for
example Bunding and tree planting. There are a number of
opportunities for access in to the site from the adjacent housing
areas. However the capacity of these needs to be
assessed. The site has good access to local primary schools,
bus stops, community centre and open space. A neighbourhood
shopping area is within walking distance of the site. The
site is considered to be available, achievable and suitable for
some housing.

Site Assessment: The site has been specifically
allocated for a premier, pedigree livestock centre. However,
H&H have indicated that this is unlikely to happen in the short
term due to the effect of current market conditions. The site
should be reviewed after 5 years, as it may be suitable for other
employment uses/housing.
