Site Assessment: This is a greenfield site
which lies on the northern edge of the village in an elevated
position above the river. In landscape terms it has capacity to
absorb a limited amount of development without too great an impact.
There are opportunities for access from Little Corby Road. Warwick
Bridge has a good range of local services, including a primary
school, and is on a regular bus route into Carlisle. It is
considered that up to 20% of the site has potential for future
housing development.

Site Assessment: These are two greenfield sites
in the same ownership which lie in open countryside. Burnrigg is a
small linear scattering of houses spread out on the minor road
between Broadwath and Warwick Bridge. There are no local services.
As such the development of these two sites for housing would be
contrary to NPPF Housing which states that Government policy is to
ensure that housing is developed in suitable locations which offer
a range of community facilities and with good access to jobs, key
services and infrastructure.

Site Assessment: This is an agricultural
greenfield site that lies outside the settlement boundary for
Warwick Bridge. It lies within Flood Zone 2 due to its proximity to
the River Eden and is also within a waste disposal site and part of
a NWWA NRA Consultation Area. This site is out of scale for the
size of the village and would lead to a much larger expansion of
the settlement in this direction than would be desired. There is
therefore no potential for development of this site.

Site Assessment: Small site in Warwick
Bridge. Would only be accessible for one dwelling and therefore is
